The Story Behind Dolphin Towers

On June 30, 2010, the City of Sarasota ordered all residents of Dolphin Towers to evacuate the building within 24 hours due to structural problems. As of July 1, 2010 the building was officially closed.  The next few years were ones of uncertainty, legal battles, and repairs.  Five years later, the downtown Sarasota condominium was once again ready for occupancy.

Recent updates to the building include newly installed hurricane impact windows, new sliding doors and new plumbing in each unit. A pipes project included replacing all cast iron pipes with PVC pipes, enabling owners to hook up compact stackable washer and dryers. The lobby and hallways are renovated and look brand new.

Repairs to the building included a new fire alarm system, new fire sprinkler system, new club room, new fitness room and cosmetic restoration of all common areas including the hallways and the club room.

About the assessments at Dolphin Tower, the HOA opened a loan with Iberia Bank. Each owner is responsible for $12,755.49 which is broken down into monthly installments to pay until 2020 with a final balloon payment in Dec. 2020 of approximately $7,000.  Many of the homeowners to currently listed units in Dolphin Towers have paid these assessments in full.

Structural repairs were completed and an abatement was performed on all the units at Dolphin Tower that had popcorn ceiling. Once completed, these units received their certificates of occupancy and residents have moved back in. Units that do not have their certificate of occupancy must be purchased sight unseen.
