Esplanade – Current Homes for Sale
Current home prices in Esplanade range in the low $200,000 for villas and up to $1,300,000 for new construction estate homes. Homes built during the beginning phases do not require a golf membership, whereas future phases have golf membership fees attached to the home.
There has been a discussion of adding mandatory golf memberships to the current non-golf membership homes but only upon resale of that home. Nothing has been approved, but as a buyer, it is a good idea to research this prior to purchasing a home in the Esplanade.
All buyers, regardless if purchasing a resale or new construction home, are required to pay a one-time community capital contribution fee in the amount of $2500. For new construction homes, a one-time irrigation hook-up fee of approximately $975.00 is due at closing.

HOA Fees, Rules and Regulations
Esplanade’s affordable HOA covers the residential lot lawn, landscape maintenance and common area maintenance which includes the roads, landscaping, streets, sidewalks, gated entry, amenities, golf course, clubhouse, and other property owned by the Club.
The neighborhood is a Stewardship District community therefore, homeowners can expect to pay a Stewardship fee. A Stewardship fee is the municipal financing borrowed by the developer for the construction of the community infrastructure such as water management, roadway improvements, landscaping, street lights, and parks. Stewardship communities make a commitment to maintaining the infrastructure. The fees are added to the yearly tax bill.
