This gated enclave of 600 acres just north of State Road 70, brings a touch of Mediterranean to the Bradenton, FL area with 1250 detached villas and single family homes mostly built by Taylor Morrison. Esplanade is part of the master-planned community of Lakewood Ranch, the largest green certified community in the nation. Lakewood Ranch began development in 1995 and over the past two decades has grown to over 20,000 residents in fourteen villages, including a 55+ community. In addition to some of the finest neighborhoods in the area, Lakewood Ranch has added business, rental complexes, a premier sports complex, and Lakewood Ranch Main Street.
Esplanade Homes for Sale
Current home prices in Esplanade range in the low $200,000 for villas and up to $1,300,000 for new construction estate homes. Homes built during the beginning phases do not require a golf membership, whereas future phases have golf membership fees attached to the home. There has been a discussion of adding mandatory golf memberships to the current non-golf membership homes but only upon resale of that home. Nothing has been approved, but as a buyer, it is a good idea to research this prior to purchasing a home in the Esplanade.
All buyers, regardless if purchasing a resale or new construction home, are required to pay a one-time community capital contribution fee in the amount of $2500. For new construction homes, a one-time irrigation hook-up fee of approximately $975.00 is due at closing.
Esplanade at Lakewood Ranch Amenities
Residents of Esplanade will enjoy unrestricted use of the beautiful on-site facilities including a lagoon pool and spa, resistance pool, tennis courts, fire pit, kayak launch, Pickleball, Bocce courts, and golf.
The beautifully appointed amenity center provides residents plenty of indoor activities including a fitness room, craft room, billiards room, library, and a grand ballroom. Esplanade employs a full-time activity director for community events and outings. In addition, there is a Wellness Center with massage services, body treatments, skin care services, and waxing, all available upon request.
The fitness center is open 24 hours a day with restrooms, shower areas, and towels available to residents. For those who want to kick it up a notch, Esplanade offers group fitness classes, personal training, and seminars on wellness for an annual fee.
Outdoor enthusiasts will enjoy miles of walking trails, gazebos, a fitness lawn, a canoe and kayak launch, and a fire pit. Esplanade is pet-friendly, with a fenced bark park where dogs love to gather and play.

HOA Fees, Rules and Regulations
Esplanade’s affordable HOA covers the residential lot lawn, landscape maintenance and common area maintenance which includes the roads, landscaping, streets, sidewalks, gated entry, amenities, golf course, clubhouse, and other property owned by the Club.
The neighborhood is a Stewardship District community therefore, homeowners can expect to pay a Stewardship fee. A Stewardship fee is the municipal financing borrowed by the developer for the construction of the community infrastructure such as water management, roadway improvements, landscaping, street lights, and parks. Stewardship communities make a commitment to maintaining the infrastructure. The fees are added to the yearly tax bill.
