Longboat Key Utility Assessment

The town of Longboat Key has approved a bond for the installation of underground utilities, fiber optics and street lighting along Gulf of Mexico Drive and designated neighborhoods on the island. These two projects will be funded by special assessments imposed against real property in the Town.  Before you submit an offer on a property located in Longboat Key, you may obtain information on the estimated assessment to be levied for the subject property as all properties are not assessed equally. About the Sanctuary

Maintenance Fees

The current maintenance fees as of January 2018 for Sanctuary 1 are $4494 quarterly.

Each year, around December, owners will be mailed a coupon book for the following year.  This is to be used for the quarterly payments made payable to the association you belong to (Sanctuary 1, 2, 3, or 4).  Payments are due the first day of each quarter (January 1, April 1, July 1, and October 1). This payment is the total due for maintenance on both the Community and the Sanctuary 1, 2, 3, or 4.  As a unit owner at the Sanctuary, you are required to pay two assessments each quarter. The first assessment is for your individual Condominium Association. The second is for the Sanctuary Community Association and covers maintenance on the common areas.

If your Association has any special assessments or loan assessments, these will be in addition to the two maintenance assessments.

The Sanctuary does not have rent or land use fees for recreational or other commonly used facilities.

Pet Policy

The Sanctuary is one of few Longboatphoto of puppy with back and amber fur and the most beautiful brown eyes. Key condos that permits pets. One pet under 30 lbs. is allowed. Pets must be licensed, registered with the association and wear an ID tag. Allowable pets include caged birds, fish, one cat or one dog. Exotic pets, such as snakes, are not allowed.

Pets are welcome in the association property or common areas as long as they are on a lease, accompanied by the owner, and are not a nuisance. The Board of Directors has the right to request the removal of any pet that becomes a disturbance to residents. Pets must be walked off the premises.

Pets are not allowed at the swimming pool or on the beach.

Tenant’s and guests of owners are not allowed to have pets.

Rental Restrictions

The Sanctuary allows rentals with a minimum 90-day lease.  Owners are allowed one rental per year. No less than the entire unit may be rented out.  Tenants must fill out an application and be approved by the association.

The written application for approval of leasing must be received by the designated Sanctuary Association at least thirty (30) days before the start of the lease period and must be accompanied by a non-refundable check for $50.00. Sanctuary I requires an application fee of $100.00, and a security deposit of $1,500.00. In the event the application is not approved, the unit may not be leased to the applicant.

Building Updates

The hallway corridors for both buildings in Sanctuary 1 are scheduled for a refresh. The updates include new carpet, new paint, new artwork. The work is set to begin summer of 2018. Association reserves are earmarked for the project.

The lobby and elevators are projected to be refreshed by 2020 or sooner.

Vehicle Restrictions

The community does not allow the storage of campers, trucks, boats, or commercial vehicles. 

Motorcycles cannot be revved up or used on the main road.

Sanctuary Amenities

The community boasts a large lap pool,  a heated spa, and a smaller children’s pool.

Sanctuary has two beach access walkways leading to the Gulf of Mexico

Lighted tennis courts at Sanctuary for use by Sanctuary residents.
